Alt announces Successful Exit from GCorp Tech Park Investment, Delivers 103% Pre-Tax IRR

Alt, a tech-enabled alternative investment platform, has announced the successful exit of its investment in GCorp Tech Park, a Grade-A+ commercial office asset in Thane, Mumbai delivering a pre-tax IRR of 103% and a 1.50x Multiple on Invested Capital (MoIC) within nine months. 

The investment comprised 170,000 square feet spread across three floors of the asset and was sold to a family office and real estate fund, underscoring continued investor appetite for institutional-grade commercial assets.

Alt deployed a total equity investment of INR 69.21 crore in July 2025 and completed the full exit by April 2026, generating a realized value of INR 104.03 crore and a gross pre-tax profit of INR 34.82 crore.

It houses a diversified tenant base of blue-chip multinationals and Fortune 500 companies, including Aditya Birla Group entities and Concentrix.

The building has recently become a focal point for institutional investment. Notably, Property Share, India’s first SEBI-registered Small and Medium REIT (SMREIT), recently closed its second scheme, PropShare Titania, purchasing 4.4 lakh sq. ft. of leasable area within the same GCorp Tech Park development.
